I am trying to decide between purchasing the standard Top Time ref 810 or the 'rare' ref765 810 which is basically an 810 dial inside a 765 case (differences being a screwback waterproof case with 21mm lugs as opposed to 19mm lugs and a larger crown). I would imagine that the latter would be more coveted due to the rarity. Assuming the price and condition of the watch was the exact same which would you choose?

Don’t make your determination based on rarity or desirability but first and foremost on what YOU LIKE!! Collect based your tastes! If you don’t like it no matter what you might make later down the road or which is more desired. If YOU don’t desire it, it will become a paperweight.

well, I have a few comments

-: The ref 810 with Top Time dial is well documented

-: Rarity does not equal 'collectability' as there might be other reasons why you something is 'rare' (or collectable)

that said , I like the 765 case a lot better than the 810 case
would I pay a (large) premium for a 765 w/ 810 dial ? , I doubt it , if anything the 765 w/ 810 dial should be cheaper than the ref 810 due to the lack of documentation (ie you'd be taking a risk)

To me the early 810 dial and hands work better with more delicate and less macho 810 case.
Just my opinion.
